Terms and Conditions
Check in begins at 4 pm on the day of your arrival. Please come to the Seabrook Cottage Rentals office located at 24 Front Street to pick up your electronic door code and pool key. Our helpful front desk staff will be able to answer any questions you might have upon arrival.
Directions to the check-in office are emailed to you when final payment is received. Our housekeeping and maintenance personnel must provide services to each home between occupancies to prepare for incoming guests. Sometimes, due to unforeseen circumstances, the home may not be ready right at 4 pm. This rarely occurs, but we do apologize in advance if this does happen.
Check-out time is 11 am on the date of your departure. Please follow instructions given at check-in as to what you need to do upon departure. Your electronic code will deactivate at 11 am unless a late check-out is granted*. Please bring the pool key to the front desk and communicate any home related issues to the front desk upon check-out.
*To request a late check-out, please call the front desk on the morning of your departure to see if a late check-out is available.
-If no one is arriving to the home we can permit a "complimentary" 12 pm check-out.
-For $50 we can allow a 3 pm check-out if no one is arriving to the home.
-If you want to stay later than 3 pm, we will charge for another night's stay.
When making a new reservation, a $200 down payment will be required. If the arrival date is within 21 days of the date you are making the reservation, the reservation amount will be due in full.
21 days prior to arrival, the remaining balance of reservation will be charged to the card we have on file, please call our office to make alternate payment arrangements if this will not work for you.
Rates are subject to taxes and fees of 18.9%. All fees and policies are subject to change without prior notice.
Cancellation & Refund Policies
Cancelling a reservation prior to 21 days of arrival will result in the loss of $75 (plus applicable rental tax).
Cancelling a reservation within 21 days of arrival will result in the loss of the $200 down payment.
Canceling a reservation within 72 hours of arrival will result in the loss of the full amount of the reservation.
There will be no refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Seabrook Cottage Rentals Management reserves the right to terminate a rental contract or reservation with no refund if any of the set rules have been ignored.
Changing Homes Policy
If you need to change homes and it is more than 21 days to your arrival date, we will charge a $75 home change fee. If you change homes within the 21 day period, we will charge a $200 home change fee.
All Seabrook vacation rental homes are stocked for your arrival with paper products including tissue, toilet paper, napkins, and dishwasher detergent. See individual home amenity list for more details about the home you are renting. Beds are ready and made for your arrival except trundles, futons, sofa sleepers, and top bunks. Our laundry team will strip the linen and towels from the home after you depart, so please do not launder them in the home.
Please leave the home in the same general condition as you found it. Staff will arrive upon your departure to thoroughly clean and inspect the home. Any charges for excessive damages will be charged to the card we have on file.
All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear, and additional cleaning charges for professional cleaning will be charged to card on file.
Please empty refrigerator, load and start the dishwasher with any dirty kitchen items.
Additional housekeeping charges may be applied if the home is in need of extra cleaning attention, and will be charged to the card we have on file.
Security Deposit Credit Card information is requested at time of booking for all reservations in case of the following your departure: home damage, property loss, failure to comply with pet/smoking/occupancy guidelines as well as telephone or pay for view charges.
Property Management is authorized to charge up to $500 for any damages, property loss and/or failure to comply with policies and guidelines. We will charge against the supplied credit card with written or telephone notification.
Lost and Found Policy
Seabrook Cottage Rentals and/or the property owner are not responsible for personal property left behind, stolen, or damaged during your stay. Every attempt will be made to locate lost items, but there is no guarantee that they will be found. Upon check-out PLEASE make sure and take all of your belongings and check the property carefully. Never leave valuables (cash, wallets, jewelry, cameras, etc.) unattended. If you find that you have left something behind, please call our office at 360-276-0265 and we will attempt to locate the items. There is a $25 minimum shipping charge on all returned items. Items are held for 30 days and then are donated to charity.
Pets are not to be left unattended in homes, garages, or vehicles while in Seabrook.
Due to homeowner and guest allergies, certain homes DO NOT allow pets of any size. In all cases, animals besides dogs are strictly prohibited.
"Pet Friendly" homes are available upon request, 2 pet maximum per home. A $50-$75 (plus tax) pet fee will be added for the stay per pet. Pets are not allowed on furniture or in beds unless covered with a pet sheet that is provided at check-in. Guests are solely responsible for the behavior and any damage that is caused by the pet and must follow guidelines given upon check-in.
If management discovers that a pet has been or is still in a home without prior approval, a $350 fee may be charged for pest control, deep cleaning, and damages. Please pick up all pet waste, if not picked up in yard of home, $25 will be charged to the card on file.
There is no smoking permitted on the grounds or in any Seabrook Vacation Rental Homes.
Please be respectful of your neighbors and follow the quiet hour rules. Quiet hours are from 10:30 pm to 8 am. Please only use hot tubs between 8 am and 10:30 pm.
The following items are required amenities and are included at each vacation rental home:
TV & DVD player, internet, local phone service, silverware, dishes, cookware, toaster, microwave, coffee maker, kitchen utensils, towels, beach towels, linens, blankets. Please see the individual home amenity list or give us a call to see what the home has in addition to these items.
You will want to bring these items with you:
Food, condiments, spices, baby equipment, personal toiletries, beach equipment, bike helmets, foil, plastic wrap, food storage containers, laundry soap, and a flashlight.
Cell Phone Service
Only customers with Verizon wireless will have cell service at Seabrook at this time. Not all homes have long distance calling. If this is a crucial part to your stay, please arrange accordingly prior to your arrival. Choose a home with long distance if necessary.
Primary registered guest is responsible for any expenses that occur during the rental agreement dates including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.
We DO NOT allow weddings or functions that exceed the maximum occupancy limit of the home. All catered food, rented furniture items, or amplified music needs to be arranged with management prior to rental agreement dates. Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.
The minimum rental age is 25 years old.
No illegal substances are allowed in Seabrook vacation rental homes and minors should not be in possession of alcohol. Violations will result in being evicted from the property with no refund.
Parking is limited to a set number of vehicles per home with a maximum of 3 cars for most homes. Any vehicles parked in or blocking a fire lane will be towed. Parking of motor homes, trailers, campers, or boats of any kind is NOT PERMITTED.
Seabrook Cottage Rentals reserves the right to enter the premises, if the need arises without guest permission. We will make every attempt to contact the guest to inform of the purpose and duration of time we will be in the home.
Seabrook Cottage Rentals and individual homeowners disclaim all liability for injury, loss, or damage. Seabrook Cottage Rentals will be held harmless from claims arising out of use of home. Seabrook Cottage Rentals is an agent for the owner, not an owner or tenant. As agent, Seabrook Cottage Rentals has the authority to act in the best interest of the homeowner in any and all situations. Each home is privately owned, including furnishings and appliances. Rules and regulations are on record with the owner and with the Grays Harbor County as part of the Vacation Rental License criteria and to each adjoining property owner and residents. They are posted on the map given at check-in. Please adhere to them at all times.
Seabrook is a residential neighborhood. Please be sensitive to full-time neighbors and residents. Each home belongs to a loving family and they ask for your care and kindness.
